Reasons 1

Policy CS2 of the Charnwood Local Plan (2011-2028) Core Strategy, Saved Policy EV/1 of the Borough of Charnwood Local Plan and Policy H6 of the Woodhouse Neighbourhood Plan call for high quality design in all new development and examples of what is considered to be good design are set out in the Counci's adopted Supplementary Planning Guidance 'Design' (2020). The local planning authority considers that the proposed dormer extension to the rear by reason of its scale, massing, use of materials and overall appearance would not be sympathetic or subservient in form or appearance to the existing dwelling. The resultant development would therefore appear out of character and result in anincongruous development to the detriment of visual amenity. Consequently, it is considered that the proposed rear dormer extension would fails to improve the character and quality of the area in accordance with paragraph 134 of the National Planning Policy Framework (July 2021).
