Reasons 2

By virtue of the projection of the extension from the otherwise plain external elevations, the scheme would result in an unsympathetic and incongruous addition that would fail to either complement or enhance the rural character and appearance of the existing dwelling. Thereby would fail to be in accordance with Policy CS2 of the Core Strategy (2015), and Policies EV1 and H17 of the Local Plan (2004), and the principles of the Design SPD (2020).


Reasons 1

The proposed development would result in a significant loss to the significance of Alderman's Haw as a non-designated heritage asset through its discordant design and siting. Therefore, would be contrary to the aims of Policy CS14 of the Local Plan and Paragraph 203 of the NPPF.
