The development is therefore contrary to Policy CS2 of the Core Strategy (2015), Policy EV1 of the Local Plan (2004), and the Design Supplementary Planning Document (2020).

The applicant has failed to demonstrate that it could be achieved without resulting in a loss of biodiversity. Therefore, the development fails to accord with Policy CS13 of the Core Strategy (2015).

The applicant has not demonstrated that a safe access and egress of the site could be achieved without significant harm to highway safety. Therefore, the development fails to accord with Policy TR18 of the Local Plan (2004).


Reasons 2

The applicant has failed to demonstrate that the proposed dwellinghouse would protect the amenity of the future occupants to the high quality required, and details of noise abatement, ground contamination, and vibration have not been submitted. The development is therefore contrary to Policy CS2 of the Core Strategy (2015), Policy EV1 of the Local Plan (2004), Design Supplementary Planning Document (2020).
