Reasons 1

The proposed dwelling and garage, due to the restricted width and shape of the site, its gabled design and forward position would appear as a cramped and incongruous element in the street scene and would be out of character with the surrounding properties and thereby detrimental to visual amenity. The proposal, because of its size and orientation would also provide a poor standard of amenity for future occupiers and would fail to accord with the DCLG's 'Technical housing standards - nationally described space standard' which recommends that a 2 bed (4 person) dwelling has an internal area of 79m2. The proposal would therefore be contrary to Policy CS2 of the Charnwood Local Plan (2011-2028) Core Strategy and Policy EV/1 of the adopted Borough of Charnwood Local Plan, the provisions of the Borough Council's adopted Supplementary Planning Document, Design (2020) and the advice contained within the National Planning Policy Framework relating to high quality design.
