By virtue of the design, layout, and siting of the proposed residential development, it is considered that there would be harm to the character of the area from the inappropriate development of garden land. The proposed development is considered to be contrary to Policy CS2 of the Charnwood Core Strategy (2015), Policy EV1 of the Borough of Charnwood Local Plan (2004), and Paragraph 71 of the National Planning Policy Framework (2021)
