Reasons 1

The neighbouring detached property at 11 Church Hill Road would experience an unnaceptable loss in daylight amenity, with the proposed two storey extension significantly breaching the vertical and horizontal measurements of the 45 degree rule. Daylight would be particularly effected in the morning due to the south facing orientation of the rear elevations. The two storey flank wall would also result in an unnacetpable loss of privacy and overbearing impacts due to its proximity to the boundary shared as well the proposed first floor side elevation bedroom window providing an over dominating and uninterupted viewpoint into the private garden and rear windows of 11 Church Hill Road. As a result, the proposal would fail to accord with policy CS2 of the Charnwood Local Plan (2011-2028) Core Strategy, saved Policies EV/1 and H/17 of the Borough of Charnwood Local Plan and The Design SPD which seek to preserve the amenity of neighbouring occupiers.
