Reasons 1

The proposed dwelling, by reason of its small size, would result in poor amenity space and living environment standards for its occupier() which would be harmful to residential amenity and undermine the aim of high quality design. The proposal would, therefore, be contrary to Policy CS2 of the Charnwood Local Plan 2011-2028 Core Strategy, the Council's adopted Design Supplementary Planning Document (2020) and national guidance set out in the National Planning Policy Framework, the National Design Guide and the DCLG Technical housing standards - nationally described space standard.


Reasons 2

It is the opinion of the local planning authority that the piecemeal development of this back garden site, by reason of density, layout and access arrangements, would unacceptably harm the character of the area and the amenities of nearby residents, due to the extent to which similar development in the rear gardens of properties in the locality could be repeated to create a number of tandem developments serviced by a multiplicity of pedestrian only accesses. The proposal would therefore be contrary to Policy CS2 of the Charnwood Local Plan Core Strategy, saved Policy EV/1 of the Borough of Charnwood Local Plan, the Design Supplementary Planning Document (2020), the National Planning Policy Framework and the National Design Guide.
