The proposed extension, by virtue of its height above the roof line of the dwelling, will be of an inappropriate design that does not respect the basic shape, proportions and size of the existing dwelling or surrounding properties. The extension is not compatible in scale and mass with the original dwelling and would represent an incongrous feature within the street scene and is therefore contrary to Policy CS2 of the Charnwood Local Plan 2011 - 2028 Core Strategy, saved policies EV/1 and H/17 of the Borough of Charnwood Local Plan (adopted 12th January 2004), the Council's SPD on Design, and the national guidance given in the National Planning Policy Framework and the National Design Guide.
