It is considered that the proposed dwelling having regard to its position and proximity to the dwellings at Nos. 1349, 1351 and 1353 Melton Road, the proposed development would result in severe overlooking and overdominate the rear elevations and small retained rear garden areas of these properties, to the detriment of residential amenity and contrary to policy CS2 of the Core Strategy (2015) and saved policy EV/1 of the Borough of Charnwood Local Plan (2004) and the Councils adopted supplementary Planning Guidance on Design (2020).
