1. The first floor Juliette balcony and large patio window to the rear would result in a loss of privacy to neighbouring properties and in particular to 293 Link Road. This would be due to the considerable area of glazing, the structure allowing direct views and the more prolonged use that such a feature window would encourage. As such, it is considered to be an unacceptable form of development resulting in significant detrimental impact to the privacy and residential amenity of nearby properties. The proposal does not accord with the relevant provisions of the National Planning Policy Framework, Policy CS2 of the Charnwood Local Plan (Core Strategy), "saved" Policies EV/1 and H/17 of the Charnwood Local Plan 2004, and Design Supplementary Planning Document of Charnwood Borough Council (Jan 2020).
