Reasons 2

The proposed rear single-storey extension, by reason of siting, scale, massing and overall appearance, would result in an overbearing form of development in context of the neighbouring residential property, No. 33 Fosse Way, and would unduly restrict access to natural day and sun light to the ground floor habitable room patio doors located to the rear elevation of the neighbouring property, which serve the dining room (a habitable room) to this neighbouring property. Accordingly, the proposal would give rise to an unacceptable detrimental impact on the amenity of the occupants of this neighbouring property, contrary to the relevant provisions of Policy CS2 of the Charnwood Local Plan (Core Strategy) and "saved" Policies EV/1 and H/17 of the Charnwood Local Plan 2004. Furthermore, the proposal would be contrary to the relevant provisions of Paragraph 127 of the National Planning Policy Framework.


Reasons 1

The proposed single-storey side and front extension, by siting, form, scale, massing and overall appearance, would result in an incongruous form of development that would fail to be in keeping with the character and appearance of the host dwelling and would, in turn, un-balance the pair of semi-detached properties to which it relates. As a result, the resulting dwellinghouse, and the pair of semi-detached properties, would be out of keeping with the character and appearance of neighbouring pairs of semi-detached properties, and would become overly prominent in context of the streetscene along Fosse Way, thereby causing significant adverse harm to the character and appearance of the local area. Accordingly, the proposed development would be contrary to the relevant provisions of Policy CS1 of the Charnwood Local Plan (Core Strategy) and "saved" Policies EV/1 and H/17 of the Charnwood Local Plan. Furthermore, the proposed development would be contrary to the relevant provisions of Chapter 12 of the National Planning Policy Framework.
