Reasons 1

The proposed first floor extension to the rear elevation of the host dwelling, by reason of siting, scale, massing and overall appearance, would result in an overbearing form of development in context of the neighbouring residential property, No. 74 Curzon Avenue, and would unduly restrict access to natural day and sun light to the ground floor habitable room patio doors located to the rear elevation of the neighbouring property, which serve the lounge to this neighbouring property. In addition, the proposed extension, by reason of siting, scale, massing and overall appearance, would have an over-dominant and overbearing impact on the garden/patio area of No. 74 Curzon Avenue. Accordingly, the proposal would give rise to an unacceptable detrimental impact on the amenity of the occupants of this neighbouring property, contrary to the relevant provisions of Policy CS2 of the Charnwood Local Plan (Core Strategy) and "saved" Policies EV/1 and H/17 of the Charnwood Local Plan 2004. Furthermore, the proposal would be contrary to the relevant provisions of Paragraph 127 of the National Planning Policy Framework.
