Reasons 1

The proposed single-storey extension to the rear (eastern) elevation of the host dwelling, by reason of siting, scale, massing and overall appearance, would result in an overbearing form of development in context of the neighbouring residential property, No. 16 Clayton Drive, and would unduly restrict access to natural day and sun light to the ground floor habitable room (dining room) window to the rear elevation of the neighbouring property. Furthermore, the proposed extension, by reason of siting, scale, massing and overall appearance, would have an over-dominant and overbearing impact on the garden/patio area of No.16 Clayton Drive. This would be detrimental to the residential amenity to the occupants of this property. Accordingly, the proposal would be contrary to the relevant provisions of Paragraph 127 of the National Planning Policy Framework, Policy CS2 of the Charnwood Local Plan (Core Strategy) and "saved" Policies EV/1 and H/17 of the Charnwood Local Plan 2004.
