The development is unacceptable in terms of the impact on neighbouring amenity due to the overall scale and massing of the development and its proximity to the neighbouring boundaries. The development is considered to be in conflict with Policy CS2, of the Core Strategy (2015), saved policy EV/1 and H/17 and the Design SPD 2020. The proposed development would lack subservience and would fail to respect the form of the existing semi-detached dwellings. The development would cause a material impact upon residential amenity for the neighbouring properties in conflict with policies CS2, EV/1 and H/17.
