Reasons 1

The proposed development, by virtue of siting, topography, scale (height), massing and overall appearance, would result in an incongruous form of development that would not only fundamentally change the character and appearance of the host dwelling, but would also result in the resultant dwelling being out of keeping with the character and appearance of neighbouring dwellings (notably No.'s 40, 42 and 46 Price Way), and, as a result, the resulting dwelling would become overly prominent in context of the streetscene along Price Way, thereby causing significant adverse harm to the character and appearance of the local area. Accordingly, the proposed development would be contrary to the relevant provisions of Policy CS2 of the Charnwood Local Plan (Core Strategy) and "saved" Policies EV/1 and H/17 of the Charnwood Local Plan. Furthermore, it is considered that the proposed development would be contrary to the relevant provisions of Chapter 12 of the National Planning Policy Framework.
