Reasons 2
The proposal would lead to substandard on-site parking provision in terms of numbers and sizes for the three residential properties served by the parking block leading to additional parking on the cul-de-sac as well as on surrounding roads which would have an unacceptable impact on highway safety. For such reasons, the proposal would be contrary to Policy TR/18 of the Borough of Charnwood Local Plan (2004) and the National Planning Policy Framework.
Reasons 1
The proposed garage door, by reason of its design, materials, location and context, would appear incongruous in relation to the existing car port block, neighbouring dwellings and the street scene generally. As such, it would not represent high quality design and thus would be detrimental to visual amenity. The development would, therefore, be contrary to Policy CS2 of the Charnwood Local Plan 2011-2028 Core Strategy, saved Policy EV/1 of the Borough of Charnwood Local Plan (2004), the Council's adopted Supplementary Planning Document, Leading in Design (2006), the National Planning Policy Framework and the National Design Guide.
