Reasons 1

The dwelling is situated, on a stretch of the steet typified by predominantly single storey hip-roofed dwellings where the front elevations are clearly visible from the public domain. The proposed increased roof height combined with the wholly glazed and forward projecting cantilevered gable would introduce visually incongruous and discordant features in the street scene to the detriment of visual amenity. It is therefore the opinion of the local planning authority that, by reason of its design, siting and use of materials, the proposal would be harmful to the character and appearance of the street scene, visual amenity and the area generally and would fail to accord with Policy CS2 of the Charnwood Local Plan (2011-2028) Core Strategy and Policies EV/1 and H/17 of the Borough of Charnwood Local Plan.and the advice given in the Council's adopted Supplementary Planning Guidance on 'House Extensions' (2001) and Supplementary Planning Document, Leading in Design (2006).
