Reasons 1

The local planning authority considers that, by reason of its proximity to the boundary and its scale, the proposed extension would appear over-dominant, particularly in terms of No.188 Birstall Road. It is considered that a blank featureless 3.35 metre high elevation immediately adjacent to the boundary line would cause a significant sense of overbearing to the occupants of No.188 particularly within the rear amenity space closest to the property. The impacts are further exacerbated by the southerly location of the works in relation to No.188 The Local Planning Authority also considers that the proposed extension would result in significant harm to the residential amenities of the adjacent occupiers in terms of a loss of light upon a main habitable ground floor room. The development therefore fails to accord with Policy CS2 of the Charnwood Local Plan 2011-2028 Core Strategy, Policies EV/1 and H/17 of the Borough of Charnwood Local Plan and the adopted House Extensions SPG.
