1. The proposed extension due to its extensive scale, bulk and prominent corner position would introduce a highly imposing and strident addition which would visually dominate the host dwelling, imbalance the existing pair of semi-detached houses and provide an unduly intrusive form of development within the surrounding street scape. As such, it would harm the character and appearance of the host dwelling and the established pattern and layout of the area contrary to Policy CS2 of the Charnwood Local Plan 2011 to 2028 Core Strategy, Policies EV/1 and H/17 of the Borough of Charnwood Local Plan, advice in the Council's 'House extensions' guidance note and paragraphs 124 and 127 of the National Planning Policy Framework.
