1. The proposed extension due to its extensive rear projection, bulk and proximity to the site boundaries would cause material harm to the living conditions of Nos 67 and 71 Colby Road. It would therefore conflict with Policy H/17 of the Borough of Charnwood Local Plan 2004, Policy CS2 of the Charnwood Local Plan 2011 to 2028 Core Strategy and the core planning principles of National Planning Policy Framework (the Framework) which, amongst other things, seek to protect the amenity of nearby residents.
