Reasons 2

2. The proposed building due to its extensive scale, bulk, position and incongruous design would introduce a highly imposing and strident addition which would detract from the character and appearance of the host dwelling and established pattern and layout of development in the area. Consequently, the development would conflict with Policies EV/1 and H/17 of the Borough of Charnwood Local Plan, Policy CS2 of the Charnwood Local Plan 2011 to 2028 Core Strategy and paragraphs 124 and 127 of the National Planning Policy Framework.


Reasons 1

1. The proposal would provide a 2 bedroom unit with its own cooking and washing facilities. It would also be comparable in scale to the existing residential unit at No 62 Queniborough Road and benefit from its own independent access, with no connecting doors to the primary residence. Consequently, given the scale, layout and nature of accommodation to be provided, the proposed building cannot be considered to be ancillary to the residential use of No 62 Queniborough Road as the applicant suggests and would therefore provide an independent unit of accommodation.
