Reasons 1

The site is within an established residential area characterised by two storey semi-detached or detached dwellings with large rear gardens and which have a continuity of the orientation of their main fenestration. It is the opinion of the local planning authority that, due to its siting and design, the proposal would upset the architectural rhythm of the surrounding residential area and would be an incongruous development in depth, to the detriment of visual amenity of local residents and the area generally. In addition, the proposal would lead to a poor standard of accommodation for potential occupiers, due to the orientation of the site and its relationship to adjacent properties and the constraints these have on its internal layout and external siting, particularly the provision of an outlook from main habitable rooms and access to natural daylight. For these reasons, the development would be contrary to Policies CS2 of the Charnwood Local Plan (2011-2028) Core Strategy and Policies EV/1 and H/17 of the adopted Borough of Charnwood Local plan (2004) and adopted Supplementary Planning Guidance in "Leading in Design". (2006), which closely reflect the guidance at paragraphs 53, 58 and 60 of the National Planning Policy Framework.
