It is the opinion of the local planning authority that, by reason of the size of the and design of the rear first and second floor extensions and their siting in close proximity to neighbouring properties, they would be an intrusive and over-dominant feature, to the detriment of the residential amenities of the occupiers of those properties and discordant features with the original dwelling in terms of their scale and deisgn. For these reasons the proposal would be contrary to the intentions of Policy CS2 of the Charnwood Local Plan (2011-2028) Core Strategy and saved Policies EV/1 and H/17 of the Borough of Charnwood Local Plan, adopted supplementary design guidance "House Extensions" and guidance about good design in the National Planning Policy Framework (2018). These policies and guidance seek to ensure that extensions to dwellings are compatible in scale and design with the original dwelling and that they are not detrimental in terms of overdominance or losses of privacy to adjacent occupiers.
