Reasons 1

It is the opinion of the local planning authority that, by reason of its unsympathetic design and projection forward into the street scene, the garage would appear as an intrusive and incongruous feature within the street scene, to the detriment of visual amenity. The provision of a hipped roof would conflict with the basic shape and design of the gable-roofed dwelling and would add to the incongruity of the garage in the street scene. This would cause harm to the visual amenity of the area. For these reasons, the development is contrary to Policies CS2 of the Charnwood Local Plan 2011-2028 Core Strategy, EV/1 and H/17 of the Borough of Charnwood Local Plan (2004), the National Planning Policy Framework (2012) and the Council's adopted Supplementary Planning Guidance on House Extensions (2001) and Supplementary Planning Document, Leading in Design (2006). These policies seek to ensure that extensions to dwellings are not detrimental to the character and visual amenity of the locality and are compatible in scale and design with the original dwelling.
