Reasons 1

Due to design detailling, scale and mass the proposal would not be compatible with the original dwelling. The extensions proposed to the front and side of the property would not be a subservient element and would, in particular, overwhelm the public facing front elevation. There would be no clear visual break between the new build elements and the existing dwelling and in this respect the design of the extensions is not considered to realte satisfactorily to the original dwelling resulting in an incongruous building in the streetscene. This would be at odds with policies H/17 (i), CS2 and EV/1 of the Development Plan and the associated supplementary advice. It would also fail to meet the advice relating to design within the Framework.
