In the absence of further detailed modelling the site is considered to be located within Flood Zone 2, where the development would be at risk of flooding. Taking into account the findings of the submitted sequential test, the local planning authority considers that there are reasonably available sites, within or on the edge of Syston, or elsewhere within the Borough, that could accommodate the proposed scale of development on land which is at less risk of flooding and, therefore, sequentially preferable. On the basis of the above, the development is not considered to represent sustainable development. The proposal would therefore be contrary to Policies CS 16 and CS 25 of the Charnwood Local Plan Core strategy 2011-2028.
