Reasons 1

Due to the proposed two storey flank elevation of the side extension that is set forward of the existing front elevation of the dwelling and the double valley pitched roof effect, the proposal is not considered to be in compliance with Policy CS2 of the Charnwood Local Plan Core Strategy 2015. This is due to the fact that it does not respect or enhance the character of the area. It would also be contrary to Policies EV/1 and H/17 of the Charnwood Local plan 2004 due to being incompatible with the existing dwelling in terms of design and appearing incongruous to the street scene to the detriment of visual amenities. The proposal is also considered to be contrary to Paragraph 58 of the National Planning Policy Framework 2012 which requires development to be of a good design and add to the quality of the area
