By reason of its design, the proposal would appear out of character, intrusive and incongruous when viewed from both the street scene and adjoining gardens and does not respect, enhance or add to the quality of the area. In addition due to the design and layout, the proposal would result in the replacement of the majority of the private amenity area with the garage and hardstanding to the detriment of the residential amenity and enjoyment of future occupiers of the property. As a result the proposal is not considered to comply with Policy CS2 of the Charnwood Local Plan Core Strategy 2015 or Saved Policies EV/1 and H/17 of the Borough of Charnwood Local Plan 2004 and the intentions of the National Planning Policy Framework 2012.
