The extension by reason of its size and location would have an overbearing and overdominant impact on the residential amenity of 55 Brookfield Avenue and would result in an unacceptable loss of light and overshadowing to this property. The proposal is therefore contrary to Policy CS2 of the Charnwood Local Plan Core Strategy 2015 and Policies EV/1 and H/17 of the Charnwood Local Plan 2004.
