It is the opinion of the local planning authority that the design and materials of the proposed extension would conflict with, and be detrimental to, the character and appearance of both the dwelling and the wider streetscene, in which the proposal would appear as an incongruous feature in a prominent position. The development is, therefore, contrary to saved Policies EV/1 and H/17 of the Borough of Charnwood Local Plan 1991-2006, policy CS 2 of the emerging Charnwood Local Plan 2011 to 2028 Core Strategy, the Council's adopted Supplementary Planning Guidance House Extensions (2001) and the Supplementary Planning Document Leading in Design (2005).
