Reasons 1

The local authority considers that, by reason of their flat roof design and height in relation to the roof of the existing dwelling and the prominent position of the property within Cedar Avenue, the proposed dormer windows would appear out of character and incompatible with the scale and design of the original dwelling and, thereby, incongruous in the street scene, to the detriment of its appearance and character. For this reason the proposal would be contrary to saved Policies EV/1 and H/17 of the Borough of Charnwood Local Plan (2004) and Policy CS2 of the Charnwood Local Plan Core Strategy as well as the Council's Supplementary Planning Guidance on Householder Extensions.
