Reasons 1

The local planning authority considers that, due to its projection forward of other dwellings along Long Furrow that the proposals are not in sympathy with surrounding buildings, the two storey extension would appear as an intrusive and incongruous feature within the street scene, to the detriment of visual amenity. The extension is linked by a doorway at ground and first floor level and duplicates the accommodation of the existing dwelling , is tantamount to the creation of an additional dwelling that would constitute an overdevelopment of the site. Furthermore, the size and siting of the extension would be detrimental to the amenities of the occupiers of the existing dwelling due to overshadowing, dominance and loss of light. The proposed development is contrary to saved Policies EV/1 and H/17 of the adopted Borough of Charnwood Local Plan (2004) , Policy CS 2 of the emerging Charnwood Local Plan Core Strategy 2006 to 2028, the Council's adopted Supplementary Planning Guidance on House Extensions (2001) and Supplementary Planning Document, Leading in Design (2006).
