It is the opinion of the local planning authority that due to its small size and relationship to existing properties the proposed residential unit would result in an over-development of the site. The proposed development would provide very limited outlook from small habitable rooms and limited private amenity space for the enjoyment of the future occupiers of the dwelling, due to its design, orientation and limited footprint. Consequently, the local planning authority considers the development would be contrary to the intentions of Policies EV/1 and H/16 of the Borough of Charnwood Local Plan, Policy CS2 of the Emerging Core Strategy and the relevant provisions of the NPPF which require housing developments to be good quality design with good standards of amenity for all existing and future occupants of land and buildings.
