It is the opinion of the local planning authority that the proposed first floor extension, by reason of its height and depth close to the boundary with 7 Winterton Close, would have an overdominant impact on that property and, also, give rise to overshadowing with loss of both day and sunlight, to the detriment of the residential amenity of the occupiers. The proposed development is, therefore, contrary to saved Policies H/17(iii) and EV/1 of the Borough of Charnwood Local Plan (adopted 12th January 2004), the adopted Supplementary Planning Guidance on House Extensions 2001, the adopted Supplementary Planning Document Charnwood- Leading in Design 2005 and Policy CS 2 of the emerging Charnwood Local Plan Core Strategy 2006-2028 .
