The proposed development by reason of its scale, massing and overall design, would result in extensions that are not subservient to the host dwelling, and would appear as an unsympathetic and incongruous within the street scene, resulting in harm to the appearance of the street scene and the character of the existing dwelling. The development is therefore contrary to planning Policy CS2 of the Charnwood Local Plan (2011-2028) Core Strategy, saved Policies H/17 and EV1 of the Borough of Charnwood Local Plan, Policy Q14 of the Queniborough Neighbourhood Plan (2021), and Policy DS5 of the Draft Charnwood Local Plan (2021-2037). The design of the extensions is considered to not reflect paragraph 135 of the NPPF or the guidance within the Design Supplementary Planning Document (2020).
