The proposed extension would infract the line of the existing brick boundary wall at the application property into the existing garden area beyond it (that is designed to remain open and unbuilt on) to retain the existing open character along this part of the street. The proposal would also result in the proposed extension building having an uncomfortable relationship to the street due to the loss of this open land, which is compounded by its proposed design, which includes a cranked building footprint, which does not relate properly to the design and orientation of the existing house. It is important that the existing character of the street in which the proposal is located and the wider locality is maintained. This is not achieved by the current proposal in this instance, and it thus fails to comply with guidance in the "Design Principles for Charnwood" SPD, national planning guidance and local development plan policies. Therefore, the proposal fails to comply with Policy CS2 of the Charnwood Local Plan 2011-2028 Core Strategy, "saved" Policies EV/1 and H/17 of the Borough of Charnwood Local Plan (2004), emerging Policy DS5 of the Draft Local Plan, Policy RO3 of the Rothley Neighbourhood Plan (2021) the Design Supplementary Planning Document and the requirements contained within the National Planning Policy Framework.
