The proposed two storey extension, as a result of its scale, mass and roof design would erode the spaces between the buildings and create a "terracing effect" and result in a roof design which is out character with the roof design of the property and the established hipped roofs in the locality. The extension would be overly prominent, and the additional entrance would result in an incongruous feature in the street scene, harmful to the appearance and visual amenity of the area. Accordingly, the scheme would be contrary to Policy CS2 of the Charnwood Local Plan 2011-2028 Core Strategy, "saved" Policies EV/1 and H/17 of the Borough of Charnwood Local Plan (2004), Emerging Policy DS5 of the Draft Charnwood Local Plan 2021-2037, the Council's Design Supplementary Planning Document (2020) and the National Planning Policy Framework.
