The proposed single storey extension to the west elevation of the Grade II listed building fails to adequately describe the significance of the designated heritage assets affected, including The Old Rectory, the Walton on the Wolds Conservation Area, and the setting of the Church of St Mary and medieval cross. Therefore, the development fails to satisfy paragraph 200 of the National Planning Policy Framework (2023), and there is insufficient information to demonstrate that the development accords with policy CS14 of the Core Strategy, emerging policy EV8 of the submitted Local Plan 2021-37, the NPPF 2023 and the requirements of the Planning (Listed Buildings and Conservation Areas) Act 1990 (as amended).
