Reasons 2

By virtue of its scale, massing, form and replacement of all original characteristics of the principal elevation, the proposed extensions are considered to fail to be compatible with the original dwelling and therefore contrary to "saved" Policies EV/1 and H/17 of the Borough of Charnwood Local Plan (2004), CS2 of the Charnwood Local Plan 2011-2028 Core Strategy, the Design SPD of Charnwood Borough and emerging Policy DS5 Draft Charnwood Local Plan 2021-2037.


Reasons 1

The proposed extensions would result in the loss of the spacing between the dwelling and its neighbouring properties at number 45 and 49 Rectory Road. The spacing between buildings is an important characteristic of Rectory Road and as such the extension would be harmful to the character and appearance of the streetscene. It is therefore considered to be contrary to Policy CS2 of the Charnwood Local Plan 2011-2028 Core Strategy, "saved" Policies EV/1 and H/17 of the Borough of Charnwood Local Plan (2004), the Design SPD of Charnwood Borough and emerging Policy DS5 Draft Charnwood Local Plan 2021-2037.
