REASON 1. The proposed roof extension with dormer, by reason of its scale, mass and design over dominates the existing roof style of the host dwelling house, will result in an incongruous feature of harm to the existing characteristics of the dwelling. In addition to the proposed fenestration is not in keeping with those found on the rear elevation of the host dwelling, resulting in an unbalanced appearance, further contributing to the appearance of dominance at the rear. Thereby, the proposal fails to accord with policies CS2, EV1 of the adopted Local Plan, emerging LP Policy DS5 or Paragraph 134 of the NPPF which states that permission should be refused for development of poor design that fails to take the opportunities available for improving the character and quality of an area.
