The extension to the side of and front of the dwelling, by reason of its form, design and forward projection is not sympathetic to the existing dwelling. The resultant development appears out of character and presents an incongruous feature within the street scene to the detriment of visual amenity. Accordingly, the development is contrary to Policy CS2 of the Charnwood Local Plan Core Strategy (2015), saved Policies EV/1 and H/17 of the Borough of Charnwood Local Plan, Policy DS5 of the Emerging Local Plan and the Design Supplementary Planning Document (2020) which seek to ensure that development does not cause harm to the character and appearance of the area and remains compatible in design with the original dwelling. The extension is also considered to be development of poor design that fails to improve the character and quality of the area and should therefore be refused in accordance with paragraph 134 of the National Planning Policy Framework.
