Reasons 1

The local planning authority is of the opinion that proposed development by reason of its scale, massing, use of materials, dormer windows and overall appearance would not be sympathetic or subservient in form or appearance to the existing bungalow. The resultant development would therefore appear out of character and result in an incongruous development to the detriment of visual amenity. In addition, it is considered that the proposed two storey rear extension by virtue of its height, length and proximity to the boundaries, would have an overbearing impact and would materially harm the amenities of the occupiers of No. 192 and No. 196 Barrow Road due to losses of light and outlook as affecting the principal rooms and sitting out areas to the rear of those neighbouring dwellings. The development would therefore be contrary to Policy CS2 of the Charnwood Local Plan (2011-2028) Core Strategy, saved Policies EV/1 and H/17 of the of the Borough of Charnwood Local Plan, Policy G2 of the Sileby Neighhbourhood Plan, the adopted Supplementary Planning document on Design and Paragraph 134 of the National Planning Policy Framework.
