The proposed dwelling, by reason of its small size, would result in poor amenity space and living environment standards for their future occupiers which would be harmful to their residential amenity and undermine the aim of high quality design. The proposal would remove a principal window to the existing 'host' dwelling and would also cause a reduction in amenity standards for its occupiers in terms of reduced access to natural light. Furthermore, it is considered the physical extension works would also reduce the outlook of No. 33 Herriot Way and have an overbearing impact on the occupiers of that property by reason of the extension length, proximity and the orientation of the properties. The proposal would, therefore, be contrary to Policy CS2 of the Charnwood Local Plan 2011-2028 Core Strategy, Policy EV/1 of the Borough of Charnwood Local Plan and the Council's adopted Design Supplementary Planning Document (2020) and national guidance set out in the National Planning Policy Framework and the National Design Guide.
