Reasons 1

1. The proposed development, by reason of siting, scale, massing, and overall appearance, would result in an incongruous form of development that will fail to represent a subservient form of extension, and would be out of keeping with and detract from the character and appearance of the host dwelling and the conservation area. In addition, the proposal will be out of keeping and detract from the character and appearance of the local surrounding area, including the streetscene to High Street. Accordingly, the proposed development would be contrary with the relevant provisions of Policies CS2 and CS14 of the Charnwood Local Plan (Core Strategy) and "saved" Policies EV/1 and H/17 of the Charnwood Local Plan 2004. Furthermore, the proposal will be contrary with the relevant provisions of Chapter 12 of the National Planning Policy Framework.
