Reasons 1

The local planning authority considers that, by reason of its proximity to the boundary and its design and scale, the proposed two storey extension would appear over-dominant, particularly in terms of No.68 Brick Kiln Lane which is located due South of the proposed extension. It is considered that a blank featureless two storey elevation up to the boundary line would cause a significant sense of overbearing to the occupants of No.68 particularly within the rear amenity space closest to the property. The local planning authority also considers that the proposed two storey extension would result in significant harm to the residential amenities of the adjacent occupiers in terms of losses of light upon the kitchen and the rear amenity space closest to the dwelling at No.68. The development therefore fails to accord with Policy CS2 of the Charnwood Local Plan 2011-2028 Core Strategy and Policies EV/1 and H/17 of the Borough of Charnwood Local Plan.
