Reasons 1

By reason of the size, scale design and location of the extension and its siting in close proximity to neighbours properties, it is considered the proposed extension would be an intrusive and over dominant feature, to be detriment of the residential amenity of the occupiers of number 5 and 7 Deacon Close, the proposal would also result in significant loss of light and overshadowing to these properties. This is exacerbated by the tight relationship of the properties with limited outside amenity. For this reason the proposal would be contrary to the intentions of Policies CS2 of the Charnwood Core Strategy, EV/1 and H/17 of the Borough of Charnwood adopted Local Plan and its Supplementary Planning Guidance on House Extensions. These seek to ensure that extensions to dwellings are compatible in scale and design with the original dwelling and that they are not detrimental in terms of overshadowing or over dominate of adjacent properties. In these terms the proposal is also in conflict with the advice given in the councils adopted Supplementary Planning Guidance on House Extensions (Charnwood Local Plan 2004).
