The site is located within a semi-rural location outside of and adjacent to the limits to development of Shepshed in an area that is defined by its setting on the edge of the Charnwood Forest. It is considered that the quantum and form of the overall development due to the additional proposed dwelling and its obstructive position and presence between the sites access along Brick Kiln Lane and the area of woodland to the south, would result in additional cumulative urbanising impact on the character of the area. The visual harm specifically relates to the loss of the existing view through the site from a key vantage point between Brick Kiln Lane and its connection with public footpath L10. The demonstrable environmental harm identified outweighs the only minimal economic and social benefits and therefore constitutes an unsustainable form of development and contrary to policies CS2, CS11 of the Core Strategy and saved policy EV/1 of the Local Plan.
