The site is situated in the open countryside, with views of the dwelling achieved from the wider landscape. It is the opinion of the local planning authority that, due to its size, mass and poor design, the proposal would result in a visually intrusive and incongruous form of development in the open countryside. In particular, the width, depth, height of and juxtaposition of the extension, along with its insensitive design, would lead to a disparate arrangement of building elements that would be out of character with the original building and would thereby substantially alter the scale and character of the dwelling. The visual impact of the development would detract from the rural character of the surrounding rural landscape. In these respects, the proposal is contrary to the provisions of policies CS2 and CS11 of the Charnwood Local Plan 2011-2028 Core Strategy, saved Policies CT/2, EV1 and H17 of the Borough of Charnwood Local Plan, the National Planning Policy Framework along with the Council's adopted Supplementary Planning Guidance on House Extensions and adopted Supplementary Planning Document, Leading in Design.
