The proposal would result in two storey development within 2m and due south of the sole window serving a playroom to number 5 Parkers Fields. This would result in a material loss of sunlight and daylight to this habitable room which would be harmful to the occupiers of No. 5. The proposal fails to accord with policy H/17 of the Local Plan, policy CS2 of the Core Strategy, the advice given in the adopted Supplementary Planning Guidance regarding House Extensions, (as informed by the BRE sunlight and daylight guidance), and the guidance relating to amenity given in paragraph 17 of the Framework.
