Reasons 2

There is insufficient information within the submitted proposal in relation to the management of surface water drainage to demonstrate that the development would not increase flood risk elsewhere. The proposal is thereby contrary to policy CS16 of the Charnwood Local Plan 2011-2028 and paragraphs 100 and 101 of the NPPF.


Reasons 1

The site is situated within Flood Zone 2 as identified by the flooding maps published by the Environment Agency. Notwithstanding the submitted information within the application, the local planning authority considers that there are reasonably available sites, within or on the edge of Sileby, which could accommodate the proposed scale of development on land which is identified as being within Flood Risk Zone 1 or which has been granted planning permission. The proposal would thereby be contrary to the provisions of the National Planning Policy Framework and accompanying Planning Practice Guidance which requires new development to be steered towards locations that are at the lowest level of flood risk and policy CS16 of the Charnwood Local Plan 2011-2028.
